This is a Full-time position in Allen, TX posted September 2, 2021.

Position Summary:Coordinates and initiates all sales related functions of the community, including outreach and professional development.

Implements sales and marketing plans that will meet and exceed the overall business plan census goals and financial objectives.

Supervises and directly responsible for the performance and productivity of other members of the sales and marketing department.

Conducts pricing reviews, updates incentive tool belts, reviews quality controls for the overall sales process, trains and monitors the sales support staff including concierge and receptionists with regard to managing incoming inquiry calls.Tasks may include, but are not limited to the following:Responsible for census development through the implementation of external and internal sales programs.

Meets monthly and annual sales productivity, move in, ADC/Occupancy and revenue expectations.

Set monthly goals for move-ins, revenue, and ADC/Occupancy.

Maintain community above budget for revenue and ADC/Occupancy.Successfully complete basic and advanced sales training and implement Company sales process.Understands key services and amenities along with levels of care/programs provided at the community.Complete daily internal sales activities by effectively converting inquiry calls to appointments, conducting quality sales appointments with prospects and families.

Contact prospects and families via phone, email, mail.Complete and distribute approved written marketing communication including notes, newsletters, promotional flyers, invitations, brochures, and direct mail.Provide accurate customer information, pricing, incentive information, and other information regarding new deposits to ED, BOM and community team in a timely basis for lease preparations.Review the community’s tour path daily to assure the community is clean and ready for prospects.Responds to new inquiries (phone ins, walk ins, emails, mail ins) promptly and phone-ins and walk-ins immediately, and email-ins and mail-ins within 24 hours.Receiving of financial payments as necessary for advance payment and deposits and coordination of such with the Business Office.Attends daily stand up and informs community team of daily appointments, events, and advertising.

Completes a daily sales report with inquiry triage information and distributes to community team.Completes annual sales plan and updates it weekly, monthly, and quarterly.Attends hot board, wrap up and conference calls as directed by the Executive Director.Monitors inquiry Triage process in conjunction with the BOM and ED.

Conducts training for front desk and community team members on taking inquiry call and conducting tours.Rotates in non-prime time on call schedule as directed by the ED to return non-prime time inquiry calls.Manage lead database through accurate data entry, report utilization, periodic database clean up, etc.

Review key reports and trends and analyze to develop strategies.Review and monitor sales productivity and closing ratios for self and sales team.Document and prepare weekly sales and occupancy reports.

Provide weekly and monthly data and forecast as requested by ED, Regional team, or home office.Conduct tours, luncheons or other strategies with prospective clients and prospective client groups.Conducts home visits with prospects in their homes, hospitals, or other healthcare facilities.

Perform outreach activities as directed by the Executive Director and Regional Director of Sales.Follow-up with inquiry calls on a daily basis and telemarketing with potential leads and qualified prospects.

Generate thank you notes, letters, brochures, etc.

Attends networking events, trade shows and professional events.

Sets and meets weekly and monthly referral development goals.Documentation of weekly inventory of room availability and room readiness inventory.Assist with the processing of all required information necessary to complete a successful move-in.

Coordinate with all departments to prepare for the new resident’s arrival.Coordinate with the other staff to ensure that apartments are prepared for new resident move-in and that model apartment(s) are available and ready to show.Arrange special luncheons/tours, special events and promotions for community contact groups as appropriate.Evaluate the competition and complete competitor analysis quarterly or more often if necessary.

Incorporate data of competitor analysis into sales strategy as it relates to pricing and selling value.Prepare the annual budget for the sales department.

Manage sales expenses at or below budget.Coordinate and promote Resident Referral Program and assist Resident Programs Manager in keeping Resident Referral Program alive through resident programs.Interviews, selects, trains, and supervises all the staff in the sales department.Maintain the confidentiality of resident information and honor the president’s personal property rights.Encourage teamwork through cooperative interaction with co-workers and other departments.

Support a positive and professional image through actions and dress.Identify and promote opportunities for revenue enhancement and ADC/Occupancy growth.Perform any other duties as assigned by the Executive Director.Qualifications:High school diploma required.

Bachelor of Arts or Science degree preferred.At least two years successful experience in sales/marketing.Demonstrated abilities in organization, communication, public speaking, enthusiasm, and effective interpersonal skills.Experience networking with other professionals preferred.Understands and comply with national and state regulations including ADA/Fair Housing Regulations.Experience with computers, including lead management systems, Excel, Word, Outlook, Internet, Power PointRelated experience in Senior Housing, Independent-Style or Assisted Living preferred.Experience with assisted living placementSurpass Senior Living is an Equal Opportunity Employer.During the screening process a drug test is required and offer is pending background and drug screen results.
