Regional Director

nnThe Regional Director is responsible for providing leadership, guidance and oversight of a property management team covering a designated real estate portfolio.

The incumbent ensures financials, operating and compliance standards, as well as the resident and employee experience, meets and exceed the expectations of The Millennia Companies.

  Responsibilities     Increase profitability and operating performance.

 Prepare annual operating and capital budgets.

 Provide guidance and monitor account receivables so these are within established guidelines.

 Review and approve invoices.

 Monitor and drive occupancy levels, including review of waiting lists and development of lease renewal strategies.   Ensure property employees develop effective resident relations at each community.

 Review expenditures to ensure these are within budget and properly approved.

 Ensure regulatory compliance and adherence to all legal requirements.

 Train, direct and manage employees in the performance of their responsibilities, including coaching, development, and performance review.

Maintains staff morale.

 Participate in the acquisitiondue diligence process, including involvement in the underwriting process.

  Qualifications  Experience& Education    Bachelors’ Degree preferred  10+ years’ of management experience in property management   5+ years’ supervising 3 or more management employees  Experience in affordable housing consisting of LIHTC, Section 8 and HUD  Experience with market rate properties  Intermediate to advanced Excel and other Microsoft Suite skills required   AdditionalQualifications   Experience using OneSite preferred.   Industry certifications such as BOMA or IREM a plus   nn
